Click on Home to the left for this week’s one minute video on Top improvements that add value to, and enjoyment of your home
Today, we shall focus on inexpensive improvements that will make your home more enjoyable to live in and increase its salability in the future.
When not in the middle of a drought, #1 is Landscaping. A well-manicured yard always adds value and salability. Typically, you will recoup 100% of the money you spend on this improvement. One of the quickest and least expensive components is Color. Put flowers and blooming plants everywhere you can. Color makes your house memorable. I would wait for rain before embarking on this improvement.
Next is the front door. Metal doors are all the rage on today’s new homes. Whether a new door or repainting an existing entryway, choose a dramatic color that’s complementary to the rest of the décor. This improvement also yields a 100% return on your investment in enjoyment and price you get for your home.
Inside your home, the rule of the day is “light and bright.” Remove any popcorn from the ceilings and paint paint paint. It’s cheap and everyone likes that “new car smell”.
Real Wood and tile flooring are in.
Last, the Kitchen is King (or queen). A full kitchen remodel can run $15,000 or more. You may not recoup every dollar spend, but when selling, an outdated kitchen does not show well against houses with updated kitchens. You may have to discount your sales price or take longer to sell your home than the cost of making this improvement.
YOU can do everything we have discussed today, yourself, with the exception of the flooring and kitchen for relatively little money. They make your home shine and bring joy to you throughout the year.
